Some municipalities choose to form a local planning board to assist them in such things as preparing comprehensive plans, official maps, long-range capital programs, zoning regulations, special purpose controls, and complying with the State Environmental Quality Review Act (SEQR). In municipalities that have land use regulations in place, planning boards can review rezonings, special use permits, land subdivisions, and site plans.
