While traditional zoning specifies allowable land uses in each
district, performance zoning specifies standards of land use intensity
that are acceptable in each district. Performance zoning focusses
on the performance of the parcel and how it impacts adjacent lands
and public facilities, not on the use of the land. This gives
municipalities and developers more flexibility in designing projects,
because the use of a property is not restricted as long as the
impacts to the surrounding land are not negative (as defined in
the specific regulation).
