Manufactured Housing Regulations

Manufactured housing can be an affordable alternative to site-built homes. Municipalities can zone specifically for manufactured housing and in the same ordinance make sure that these homes are attractive, safe and of high quality. Local governments can establish separate requirements and standards for manufactured housing using either a stand-alone ordinance, or a combination of an ordinance with zoning.

The community may wish to include specific installation requirements for individual units, and/or standards for manufactured housing developments to make sure they conform to the character of the community. For example, standards could include requiring that the exterior finish of manufactured homes consist of materials customarily used in site built homes, or that skirting for mobile homes be made of a masonry material, such as brick or block.
